Communicating Openly About Compensation

The way in which buyers agents are compensated has changed recently, so it is imperative that you and your agent have a discussion about how they will be compensated.  In some cases, a seller may offer compensation or seller concessions that cover your agent’s compensation.  If this is not the case, you may be responsible for paying your agent’s compensation on the sale.  Your agent should have this conversation with you when you first meet to discuss working together so there are no surprises when you go to make an offer on a home.

Educating You On The Market

Currently the Charleston area real estate market continues to see a lack of available homes for sale.  For reference, in a balanced market it would take about 6 months for all the homes to sell.  Currently, it would take about 3 months to sell all available homes, which makes this a sellers’ market.  Home prices have continued to rise, with Charleston County seeing a 15.3% increase year over year.  Your agent will monitor the market and update you as conditions change that may affect your home buying strategy.

Crafting a Compelling Offer

First, your agent will have a conversation with the listing agent to determine which terms are most important to a seller so that you can try to meet those terms in your offer.  Then, using the market and CMA data, your agent will help you craft an offer that is within your comfort zone, which may include terms important to the seller in order to make the offer more appealing to them.
