Why Homeowners Are Re-thinking Zestimates

Savvy homeowners are moving away from Zestimates’ one-size-fits-all approach and towards personalized home valuations.  Why?

First, a Zestimate misses the mark by not considering all aspects of your home & neighborhood.  The condition of your home, its unique features & upgrades and the view from your back porch all factor in to your home’s value.  Zestimates also don’t take into account any amenities your neighborhood may have nor the home’s proximity to restaurants, shopping and recreation.

Secondly, a Zestimate looks at data from past sales to value your home.  And while that data is important, you also need to know what is currently going on in the market.  How are interest rates affecting buyer behavior?  How many homes are currently for sale in the area, and even more specifically in your neighborhood?  And how do they compare to your home?

Third, homeowners who have partnered with an experienced real estate agent have a much better understanding, not only of their home’s value, but of the current market as well.  When you are considering selling what may be your largest asset, you want to be sure to have accurate information upon which to base your decision to sell your home… or stay put.
