Sellers, How Do You Tackle a Home Inspection Report? Here's What You Need to Know.
You’ve made it through showings, negotiated the contract, and now—you’re staring down the home inspection. If you're like most sellers, you’re eager (maybe even anxious) to know what’s in that report. It’s tempting to get your hands on it before the buyer submits their list of requested repairs. But here’s a tip that could save you a lot of frustration:
Take a deep breath and proceed with caution.
The home inspector’s job is to call out everything—from major issues to the tiniest cosmetic concerns. Some of these findings might not even be accurate. So, if you see the full report too soon, especially before the buyer has made any repair requests, it can feel overwhelming—or downright enraging.
Here’s a smarter way to handle it:
✅ Start with the Summary
If you’re going to review the report, just focus on the summary section. This typically highlights the items the inspector considers most important—things that might come up in a repair request.
✅ Don’t Assume Anything
Until the buyer actually submits their list, remember: you don’t know what they’re going to ask for. You might be stressing over items they don’t even care about.
✅ Match the Request to the Report
When the buyer does submit their repair request, only focus on the items they've asked for. Compare that list to the report, and ignore the rest. This helps keep your stress level in check and makes the process far more manageable.
Selling a home comes with its share of curveballs, and the inspection period is no exception. But with the right mindset and approach, it doesn’t have to be stressful.
