Relocating to Mount Pleasant, SC? Work With a Team That Lives and Works Here

Local guidance for buyers moving to Mount Pleasant from across the state or across the country.

Look for a REALTOR® team that lives and works in Mount Pleasant: one that knows how North and South Mount Pleasant differ, can tour homes for you in person or by live video, and can coordinate inspections, your lender, and the closing attorney while you're still out of state. Lauren Zurilla & Associates is a REALTOR® team based in Mount Pleasant, South Carolina, at The Boulevard Company on Johnnie Dodds Boulevard. Lauren has more than 20 years in residential real estate and has practiced in Mount Pleasant and Charleston since 2015, with agents Tina Hartford and Gigi Lorio alongside her. We help relocation buyers choose the right part of town, tour homes, and close with confidence, often without being here for every step.

Buying from a distance goes more smoothly with a team that knows the area well and can help you get to know it, too. Our process for relocation buyers, from the first consultation to a remote closing, is the same wherever you buy, and you can read it on our Charleston-area relocation page. This page is about Mount Pleasant itself: how the town is laid out, how you'll get around, and what to check before you make an offer.

North Mount Pleasant vs. South Mount Pleasant: What's the Difference?

Mount Pleasant is divided into two areas, and the Isle of Palms Connector is the line between them. South Mount Pleasant runs from the Arthur Ravenel Jr. Bridge to the IOP Connector. North Mount Pleasant runs from the IOP Connector north to Awendaw. Knowing which side fits the way you want to live, whether that means being close to downtown, the beaches, restaurants and services, or your work, narrows your search before you tour a single home.

South Mount Pleasant

South Mount Pleasant is the side closest to downtown Charleston. Its neighborhoods include the Old Village, Hobcaw, I'On, Shemwood, Remley's Point, Cooper Estates, Long Point, Belle Hall, Snee Farm, and Seaside Farms, to name a few. It has many older, established neighborhoods, along with some larger planned communities such as I'On.

North Mount Pleasant

North Mount Pleasant stretches from the IOP Connector toward Awendaw. Its communities include Oyster Point, Hamlin Plantation, Charleston National, Rivertowne Country Club, Brickyard Plantation, Dunes West, Park West, and Carolina Park, to name a few. It has more newer homes and more large planned communities, often with amenities such as pools and tennis courts.

How Do You Get Around Mount Pleasant?

Highway 17 runs through both sides of town and carries most daily trips. From South Mount Pleasant, the Ravenel Bridge leads to downtown Charleston and on to I-26, and I-526 toward Daniel Island and North Charleston is close by. From North Mount Pleasant, you can drive south on Highway 17 to reach the bridge or I-526, or take Highway 41 to Clements Ferry Road to reach I-526. The IOP Connector, at the line between the two areas, leads to Isle of Palms.

Public transportation is limited. CARTA, the regional bus system, runs some Mount Pleasant routes, but its service areas and hours are limited, so for most households your drive is your commute. Before you choose a side of town, drive your likely route at rush hour. Bridge and Highway 17 traffic can change a drive considerably.

What Should Relocation Buyers Check Before Making an Offer?

Flood zones and insurance

Most Lowcountry homes are in a flood zone, and designations can differ from street to street, even inside one neighborhood. You can look up any address on FEMA's Flood Map Service Center. Because insurance affects your monthly cost, we share the current owner's flood policy cost with you before you make an offer, and you'll get your own flood and homeowners insurance quotes once you're under contract. If a named storm is active, insurers may pause binding new policies, which can affect your closing timeline.

HOA fees and rules

Many Mount Pleasant neighborhoods have some kind of HOA fee, whether or not they offer amenities. Ask for the fee amount early, and let us know about anything that matters to you, such as boat parking, golf cart use, rentals, or renovation plans, so we can get the HOA's complete rules and documents in front of you.

School assignments

Mount Pleasant is served by the Charleston County School District. Attendance zones can change, so confirm any address with the district's official School Lookup Tool.

South Carolina's attorney-supervised closing

In South Carolina, real estate closings are conducted under the supervision of a licensed South Carolina attorney. If you're buying from out of town, talk with your closing attorney early about how signing will work. Before you write an offer, it also helps to understand the due diligence termination fee and the CL100 inspection, which is a separate contingency in the South Carolina contract.

Your timeline

A typical financed purchase takes about 30 to 45 days from a ratified contract to closing. That window helps when you're coordinating a move, a job start, or the sale of a home in another state.

What Relocation Clients Say

"Lauren and Gigi helped us find a beautiful home in Mount Pleasant! They were very flexible in meeting when we were able to come to town to tour homes and helped us to get to know the area. We had a unique situation of selecting a home we loved, going back to New Jersey to list and sell our house and getting settled in before the start of the school year. Within less than two months they helped us to accomplish all of that!"
— Courtney K., Google review, October 2025

"We were planning our move from Connecticut to Mount Pleasant... Lauren is extremely knowledgeable and really knows the neighborhoods which was really helpful with us being new to the area... It was also the smoothest, most uncomplicated buying process."
— Katie P., Google review, March 2024

"We are transplants from up North... Lauren then started reaching out to her contacts and found us the perfect place before it hit even the market! Lauren and her team didn't stop there. They helped us through every piece of the process from setting up inspections, providing us various recommendations for financing, helping us find an insurance agent as well an attorney to assist with closing."
