Don't Let Pests Move In: A Charleston Homeowner's Spring Pest Guide

In the Charleston area, warm weather is always welcome. The pests that come with it? Less so.

Spring is a beautiful time here in the Lowcountry, but it also signals the start of peak pest season. The same warmth and humidity that makes Charleston so special is exactly what pests are looking for too. A little awareness now can save you from a much bigger headache later.

What to Watch For

Palmetto bugs become more active as temperatures rise and will move indoors during heat spikes or heavy rain. The occasional one isn't cause for panic, but seeing them regularly — especially during the day — can signal a nearby issue worth addressing.

Termites are the biggest concern for Charleston-area homeowners. Spring is swarming season, and damage often goes undetected until it's significant. Watch for mud tubes along your foundation, soft or hollow-sounding wood, and discarded wings near windows and doors. Annual termite inspections are a must here — not optional.

Mosquitoes thrive in standing water. Walk your property and eliminate any areas where water collects: gutters, planters, low spots in the yard, even saucers under potted plants. Even a small amount of standing water is enough for mosquitoes to breed.

Fire ants are another Lowcountry staple that ramp up in the spring. Their mounds can appear quickly — often after rain — and will pop up in lawns, garden beds, and even near your foundation. If you spot a mound, avoid disturbing it. Treat individual mounds with a product specifically labeled for fire ants, or use a broadcast granule treatment across your lawn for wider coverage. For persistent or large infestations, a licensed pest control professional can provide more targeted treatment. Fire ant stings are painful and can be dangerous for those with allergies, so it's worth staying on top of them.

The Bat and Palmetto Bug Connection

Here's something most homeowners don't know: bats attract palmetto bugs. Bat guano accumulates quickly and creates a warm, humid environment that cockroaches love. If bats have taken up residence in your attic or soffits, a secondary pest problem often follows.

Signs of bats include brown staining near small gaps or vents and a musty ammonia-like odor. In South Carolina, most bat species are protected, so always use a licensed wildlife removal specialist for humane, legal removal.

If Your Home Is Vacant This Summer

Vacant homes are especially vulnerable — and pest problems can escalate rapidly with no one around to notice. Whether your home is between tenants, on the market, or you're heading out of town, arrange for someone to check on it every one to two weeks.

They should look for signs of pests (droppings, gnaw marks, mud tubes), new gaps or damaged screens on the exterior, moisture issues, and any unusual odors. A trusted neighbor, property manager, or professional home watch service can make all the difference.

A Few Simple Habits That Help

  • Seal gaps around your foundation, doors, windows, and where pipes enter the home
  • Keep shrubs trimmed back and avoid piling mulch against the foundation
  • Keep gutters clear and address any drainage issues near the house
  • If you have a crawl space, make sure it's properly encapsulated and ventilated

Buying or Selling?

For buyers, the CL100 inspection — South Carolina's wood-destroying organism inspection — is one of the most important parts of the home purchase process. It can uncover termite damage, active infestations, and moisture conditions that could significantly affect the home's value. Don't treat it as a formality.

For sellers, documentation of regular pest control service can actually be a selling point. Buyers notice — and appreciate — that kind of care.
