  • If no agreement is reached and you don't cancel, the contract becomes an AS IS agreement, and the seller isn't obligated to make repairs.

Plan for Required Inspections and Insurance

In addition to your home inspection, you'll want to budget for your:

  • CL100 Inspection: A wood infestation report is required for most home sales and must be completed within 30 days of closing.

  • Homeowners Insurance: Bind your insurance policy early—especially during hurricane season (June to November). Insurance providers won't issue new policies when a named storm is near, which could delay your closing.
