🔑 Moving Day: When Do You Actually Get the Keys?

Here’s a clear, step-by-step breakdown of what happens on closing day—and when those keys officially become yours.
The Big Moment: It All Comes Down to Closing
You officially take ownership of your new home once the sale closes.
So, what does "closing" really mean?
It’s the final legal process where all parties sign the paperwork, funds are transferred, and the mortgage (if you have one) is finalized.
Most attorneys consider the sale closed when they hold all original, fully executed documents and all funds. In other words, once the sellers' attorney has received all documents signed by both buyers and seller and all funds from the buyer and/or lender, then they consider the sale closed.
Pro tip: Stay in close contact with your attorney and agent on closing day. They’ll be the first to let you know when the sale is closed and it’s officially your home.
The Golden Rule: No Early Move-Ins
As excited as you might be, you cannot move in early.
Why? Until the sale is officially closed and recorded, the seller still legally owns the property. Your items will not be insured should something happen to the home before closing. And, moving items in early may even jeopardize the sale.
What about the final walkthrough?
That’s just a chance to confirm the home’s condition, usually 1 day before closing. It’s not the time to move in cleaning supplies or drop off boxes in the garage.
Plan for a Day-After Move
Closing often wraps up in the afternoon, so it’s usually best to start moving the next morning. That way, you can walk through the home as its legal owner without feeling rushed.
Here’s how to time your move:
- Contractors: Doing quick projects like painting or floor updates? Aim for the day after closing, not before.
- Cleaners: Once you are finished with any updates, schedule a deep clean before bringing in any boxes—it’s much easier in an empty house. 
- Moving truck: Schedule the movers to arrive after you've had any updates & cleaning done. 
Don’t Forget: A Few Key To-Dos Before Closing
To make sure your move goes smoothly, check these off your list ahead of time:
- Activate your homeowner’s insurance. Your lender will require proof that your policy is active as of the closing date. No lender? Bind that insurance anyway so you are fully covered. 
- Transfer utilities. Call the utility companies a week or two in advance so everything’s in your name by move-in day. 
- Change your address. File a change of address with USPS so your mail doesn’t miss a beat. 
Moving day is a big deal—but with a little planning and the right expectations, it can be exciting instead of overwhelming. Just remember: The keys are yours when the sale is closed. From there, your new home adventure begins!
