How Often Should Your Charleston Area REALTOR® Update You?

Always in the Loop: What Great Communication Looks Like When You Buy or Sell in the Lowcountry

Buying or selling a home involves dozens of moving parts, and most of them happen out of your sight. The difference between a stressful transaction and a manageable one often comes down to how well your agent keeps you in the loop. Here's what strong communication looks like in practice, and how to recognize it before you choose an agent.

When No News Doesn't Feel Like Good News

If you've bought or sold a home before, you may remember a stretch of days when you didn't hear anything and weren't sure whether that was a good sign or a bad one. Maybe you were waiting on inspection results, or wondering how the weekend's showings went.
Usually, nothing was wrong. The process was moving along just as it should; you simply couldn't see it. That gap between what's happening and what you know is exactly what good communication closes, and it's why the way an agent communicates is worth weighing as carefully as how they price, market, or negotiate.

Why Communication Matters More Than You Might Expect

A real estate transaction brings together a surprising number of people: the other side's agent, a lender, a closing attorney, inspectors, an insurance agent, and sometimes contractors, HOA management, or surveyors. Each of them works on their own timeline.
Your REALTOR® is the person who connects those threads and keeps you updated on all of them. Some updates call for a decision from you. Many are simply a quick note that things are on track. Both matter, because together they mean you're never left guessing about where things stand, even when something unexpected comes up.

It Starts With Clear Expectations

Good communication begins before the first showing or listing appointment. From the start, a great agent will ask how you prefer to be reached, whether that's a call, a text, or an email. They'll explain the roles their team members play, so you know who you'll hear from and who to reach out to along the way. They'll walk you through what happens at each stage, and they'll tell you how often you can expect updates.
This is especially important for clients who aren't local yet. If you're relocating to the Charleston area, you may be making decisions from another state, fitting calls around a workday, or coordinating with family in different places. Knowing ahead of time how and when information will reach you makes all of that easier.

A Timely Reply Is a Form of Respect

In real estate, timing matters. Offers carry deadlines, negotiations can move quickly, and a question left unanswered overnight can become a bigger concern by morning.
Our standard is simple: you hear back the same day. Sometimes that reply is the full answer. Sometimes it's "I'm checking with the lender and will have an update for you this afternoon." Either way, you're never left wondering whether your message was received.

Staying Informed at Every Step

Regular updates keep small questions from growing into worries, and they look a little different depending on which side of the transaction you're on.

For sellers, communication starts the moment you sign your listing agreement, so you know what to expect well before your home goes live. While your home is active on the market, you'll receive a weekly market update covering how your home was marketed that week, showing activity, buyer feedback, and what's happening with comparable homes nearby. That gives you a clear picture of how buyers are responding, so any conversation about price or presentation is based on real information rather than guesswork. Once you're under contract, the updates shift to milestones: the buyer's inspections and any repair requests, the appraisal, the buyer's financing progress, and preparations for the final walk-through and closing.

For buyers, communication starts with your home search. As homes come on the market that fit what you're looking for, we'll share them with you along with what we know about each one, and after every showing we'll talk through what you liked, what gave you pause, and whether the home is worth pursuing. When you find the right one, we'll discuss your offer terms and strategy and walk you through the offer before you sign it. Once your offer is submitted, you'll hear from us as soon as the listing agent responds, and we'll talk through any counteroffer together so you're never weighing a deadline without the full picture. Once you're under contract, you'll hear from us at each milestone: inspection results and next steps, lender progress, the appraisal, insurance, and final preparations for closing.

Why It All Adds Up to Less Stress

Most of the stress in a real estate transaction comes from uncertainty rather than from the problems themselves. When you know what's happening, what comes next, and what your options are, even difficult news becomes manageable.
A great agent shares challenges early, explains them clearly, and comes to you with a plan; you shouldn't have to chase anyone for answers.

Finding an Agent Who Communicates This Way

When you're interviewing agents, it's worth asking directly how they communicate. Ask how quickly they typically respond and who steps in when they're unavailable. Ask how often you'll receive updates and what those updates will include. And ask how they handle unexpected news during a transaction. The answers will tell you a great deal about what working together will actually feel like.

The Heart of It

Communication isn't the most visible part of buying or selling a home, but it shapes nearly every moment of the experience. Clear expectations, timely replies, and steady updates are what turn a complicated process into one you can move through with confidence.
