One of the most common questions we receive from both buyers and sellers in the Charleston, SC area is, “How does the appraisal process work?” An appraisal is an unbiased, third‑party opinion of a home’s market value, and it plays an important role in protecting buyers, sellers, and lenders throughout the transaction.
The good news is that this step is usually smooth and straightforward, and understanding it can make the entire experience feel much more comfortable.
The Appraisal Process
Step 1: Ordering the Appraisal
Once a home goes under contract, the buyer’s lender orders the appraisal through an independent appraisal company. This keeps the process objective and in line with lending guidelines. The buyer does not choose the company or appraiser; everything is coordinated directly by the lender.
Step 2: The Appraiser’s Visit
An appraiser from the independent company schedules an appointment with the listing agent to view the home in person. During the visit, the appraiser measures the property inside and out, evaluates the home’s overall condition, notes any updates or upgrades, and considers important factors like location and neighborhood.
Step 3: The Appraisal Report
After completing the visit and researching comparable recent sales, the appraiser compiles their findings into a detailed written report. That report is delivered to the lender, who then shares it with the buyer and their agent for review.

The buyer’s agent will let the listing agent know once the appraisal results are in.
If the home appraises at or above the contract price, the purchase typically moves forward as planned.
If the appraised value comes in below the contract price, the buyer’s agent will share that value, and—based on the terms of the contract—the buyer and seller may need to revisit negotiations to see how both sides would like to proceed.
